QEYAS

Our Services

Three Core Services for Design Practices

Specify, Measure, Organize. Each service has a defined scope and defined deliverables, from technical definition through measurement and material organization.

Core Services

Three Core Services. One Connected Information Structure.

QEYAS provides three specialist services that can be engaged independently or combined as a connected project information solution.

Each service delivers a defined output on its own. When two or more services are combined, the information can be structured around common section numbers, classifications and references, creating stronger connections between what is specified, measured and identified.

Specify Technical Specifications & MasterFormat
Measure BOQ & Quantity Take-off
Organize Material, Finish & Product Schedules

Core services

Specify. Measure. Organize.

Every service follows the same structure: what it solves, scope, deliverables, digital enablement and typical engagements.

BIM, structured data and Power BI sit underneath the services as Digital Enablement. They strengthen the work; they are not the service.

01 — Specify Define the Design Requirements

Technical Specifications & MasterFormat

What it solves

Specifications that are incomplete, inconsistent or loosely structured leave gaps that surface at tender. We turn the design’s technical requirements into a clear, project-specific specification set organized to MasterFormat.

Scope

  • MasterFormat structure
  • Specification section identification
  • Project-specific specification preparation
  • Specification section organization
  • References, products and execution requirements where applicable
  • Coordination with available drawings and schedules
  • Specification gap identification
  • Consistent formatting and numbering

Deliverables

  • MasterFormat Index
  • Specification Table of Contents
  • Technical Specification Sections
  • Specification Matrix
  • Gap / Missing Information List
  • Editable Specification Package

Digital Enablement

Where suitable, BIM and structured design information can support:

  • Material information extraction
  • Element-to-specification coordination
  • Model / drawing / specification checks
  • Structured specification data

Typical engagement

  • New specification package
  • Existing specification restructuring
  • Design-stage specification development
  • Specification gap review
  • Tender-stage specification support
02 — Measure Measure the Design

BOQ & Quantity Take-off

What it solves

Quantities that cannot be traced back to the drawings weaken every cost and tender decision that follows. We transform drawings and design information into structured quantities and Bills of Quantities for the agreed project, discipline or package.

Standards-Based Measurement

Our measurement approach is aligned with recognized industry methods and professional guidance, selected according to the project requirements, scope and applicable measurement convention.

Where appropriate, we apply established methods of measurement including:

  • POMI — Principles of Measurement (International)
  • NRM — New Rules of Measurement
  • CESMM — Civil Engineering Standard Method of Measurement
  • Relevant RICS professional standards and guidance

This provides a consistent basis for measurement, item descriptions, units, assumptions and BOQ structure.

Scope

  • Drawing set review
  • Measurement scope definition
  • Quantity take-off
  • BOQ structure development
  • Item descriptions and units
  • Drawing-to-BOQ cross-check
  • Measurement assumptions
  • Identification of missing information
  • Structured measurement workbook

Deliverables

  • Quantity Take-off Workbook
  • Bill of Quantities
  • Measurement Sheets
  • BOQ Item Descriptions
  • Measurement References where required
  • Assumptions & Exclusions
  • Missing Information List

Digital Enablement

Where a suitable BIM model is available:

  • Model-based quantity extraction
  • Model-to-BOQ cross-check
  • Structured quantity data
  • 2D vs. model quantity comparison

Quantity data can also be structured for Power BI analysis and reporting.

Typical engagement

  • New BOQ for a design package
  • Quantity take-off for a defined discipline
  • Restructuring an existing BOQ
  • Drawing-to-BOQ cross-check
  • Design-stage quantity updates
03 — Organize Organize the Materials

Material, Finish & Product Schedules

What it solves

Material, finish and product information often sits across drawings, notes and schedules in different formats. We bring it into clear, consistent schedules that support design coordination and the next stages of the project.

Scope

  • Material Schedule preparation
  • Finish Schedule preparation
  • Product information and references where available
  • Material classification
  • Material coding and naming
  • Manufacturer / brand information
  • Drawing-to-schedule cross-check
  • Identification of incomplete material information
  • Manufacturer and supplier references by category, where required

Deliverables

  • Material Schedule
  • Finish Schedule
  • Product Information Schedule
  • Material Information Matrix
  • Material Coding Structure
  • Manufacturer / Supplier References (where required)
  • Material Information Gap List

Digital Enablement

BIM can support:

  • Material information extraction
  • Model-to-schedule coordination
  • Material data structuring
  • Material coding consistency

Power BI can be used where useful for:

  • Material dashboards
  • Finish analysis
  • Material status
  • Product and category visualization

Typical engagement

  • Material and finish schedules for a project
  • Restructuring existing schedules
  • Material coding structure set-up
  • Product information compilation
  • Schedule-to-drawing review

Manufacturer and supplier references are potential sources only and do not constitute supplier approval, procurement or purchasing services.

Connected scope

When the Three Work Together

A connected scope can link:

  1. 01Specification Section
  2. 02BOQ Item
  3. 03Material / Product
  4. 04Supplier / Manufacturer Reference

This creates a more consistent information base for design coordination and tender preparation.

The benefit is not that every bidder will submit the same price. The benefit is that bidders can price against a more consistent definition of scope, requirements, quantities and referenced materials, making commercial submissions easier to compare.

QEYAS connects the information before the market prices it.

Engagement

Engage QEYAS the Way You Need

Need specifications only? We can provide them.
Need a BOQ and quantity take-off? We can provide it.
Need structured material and product schedules? We can provide them, with manufacturer and supplier references where required.
Need all three connected? QEYAS can structure them as one coordinated information system.

Individual services when you need them. Connected intelligence when it adds value.
